What you need to know before replacing your roof
4 Steps of Commercial Roof Replacement
Replacing a commercial roof is no small task. It’s a big investment—and if your business needs a new roof, you probably have a lot of questions. That’s totally normal.
The good news? When you know what to expect, the process becomes a lot less overwhelming. In this blog, we’ll break down the four main steps of a commercial roof replacement, from inspection to final walkthrough.
Here are the 4 steps of a commercial roof replacement:
Step 1: Roof Assessment and Planning
At Weather Shield Roofing Systems, we start with a full inspection. Our team uses infrared and nuclear scanning tools to detect leaks, damage, and hidden issues. We also check for any areas still in good condition.
Here’s the key difference: we don’t recommend full replacements unless absolutely necessary. If your roof only needs minor repairs, we’ll tell you. If parts of the roof are still dry and serviceable, we’ll recycle in place—which means we reuse good materials to lower your costs.
After the inspection, you’ll receive a detailed report. We’ll include our findings, recommendations, and the next steps.
Step 2: Preparation Stage
If a full replacement is needed, we move into the planning phase. First, we design your new roofing system and order the materials. Then, we handle all local permits, regulations, and deliveries.
At this point, we’ll also walk you through how the project might impact your business. Some buildings can stay open during the work. Others might need to pause operations temporarily. Either way, we’ll help you plan around it.
And of course, we’re here to answer any questions you have—before, during, and after the job.
Step 3: The Roof Replacement Process
Now it’s time for the big step—removing the old roof and installing the new one.
First, we carefully remove your existing roof system. Our crew works in sections to protect the structure and reduce disruption. We also continue our practice of recycling in place to save costs and reduce waste.
Next, we install your new roof. As one of the Top 100 Roofing Contractors in the U.S., we’ve completed thousands of commercial roofing projects since 1980. You can trust that your building is in expert hands.
Step 4: Final Inspection and Maintenance Plan
Once installation is complete, we conduct a full inspection. A certified Weather Shield expert checks every detail to ensure your new roof meets our high-quality standards.
Finally, we review your warranty and recommend a maintenance plan. This includes setting up routine inspections to protect your investment and avoid costly emergency repairs.
