What to Know About Roofing Code Requirements Before Replacing Your Commercial Roof

If you’re planning a commercial roof replacement, you’ve likely heard terms like building code complianceenergy code requirements, or manufacturer specifications thrown around. And let’s be honest—those can sound like intimidating roadblocks when all you want is a quality roof that protects your investment.

Why Is Due Diligence Important for Commercial Roofing?

Buying a commercial building is a big investment—and also a big risk if you don’t go in with your eyes wide open. One of the most overlooked (and most expensive) elements during a property purchase is the roof. We’ve seen time and again how a little commercial roofing due diligence upfront can save tens (sometimes hundreds) of thousands of dollars down the line.

Who’s Responsible for Roof Care—Tenant or Property Manager?

When the roof starts leaking, who’s responsible for ongoing roof care? Does the tenant have to deal with it, or does that fall on the property manager or owner? This is a question we hear all the time at Weather Shield Roofing Systems. We’ve been helping property managers, building owners, and tenants navigate these roof situations for over 40 years, and the truth is—it’s rarely a simple answer.
