What works and why:

Best Roofing Systems for Schools and Universities

If you manage or oversee school or university buildings, your roof isn’t just a part of the structure—it’s a critical line of defense. You need something that can handle heavy use, reduce energy costs, and last for years, all while staying within tight budget constraints. So it’s a fair question to ask: What are the best roofing systems for schools and universities?

At Weather Shield Roofing Systems, we’ve been helping educational institutions nationwide for over 40 years. We know that no two campuses are the same, and choosing the right commercial roofing system depends on several factors—roof age, climate, building use, and budget. There’s no “best system” for everyone. That’s why we focus on designing customized, cost-effective roofing systems that truly fit each building’s needs.

Let’s break down your options and what really matters when choosing a roofing system for schools.

Is There One Roofing System That Works Best for All Schools?

Not really. We get this question often, and while it would be convenient if there were one universal answer, the reality is: it depends.

About 90% of our new roofing installations for educational and commercial buildings are 60 mil TPO systems. That’s because TPO is durable, cost-effective, energy-efficient, and performs well in a wide range of conditions. But we also regularly install:

  • PVC roofs when chemical resistance is important

  • Fully adhered EPDM for its proven track record in cold weather

The “best” roof depends on the building’s structure, how it’s used, your goals, and your budget. Our job is to help you find the right fit—not just a generic fix.

Are Roof Coatings a Good Fit for Schools?

Roof coatings—like silicone systems—can be helpful in certain situations, especially for extending the life of an existing roof without a full replacement. But they’re not a cure-all, and at Weather Shield, we don’t install coatings as complete roof systems. Instead, we use coatings as one of many tools in the toolbox—often for localized fixes or very specific applications.

Here’s when a coating might make sense:

  • You have a mostly dry TPO or EPDM roof with minor seam issues

  • You want a temporary solution to stretch your budget for a few more years

  • You need a low-disruption repair option for an occupied building

But if your roof is structurally compromised, has saturated insulation, or has widespread membrane failure, a coating isn’t going to solve the problem long term. That’s where a full system replacement or retrofit makes more sense.

What Makes TPO a Popular Roofing Option for Educational Buildings?

We often recommend 60 mil TPO for schools and universities because it strikes the right balance of performance and value. Here’s why:

  • Energy Efficiency: White TPO reflects sunlight, helping reduce cooling loads—an important factor in large buildings with fluctuating occupancy.

  • Durability: TPO handles foot traffic well and resists punctures, which is crucial for campuses with rooftop HVAC or maintenance needs.

  • Welded Seams: Heat-welded seams make the system watertight and less prone to long-term leak issues.

  • Affordability: TPO offers excellent long-term cost savings without breaking the budget up front.

Plus, many manufacturers offer 20- to 30-year warranties on these systems when installed correctly.

When Would EPDM or PVC Be a Better Choice?

Sometimes, a school or campus has specific needs that call for a different approach.

What if we’re in a colder climate?

Fully adhered EPDM (ethylene propylene diene monomer) can be a great fit. It performs well in freezing temperatures, has proven longevity, and is especially good on large, open roofs with minimal foot traffic.

What if we deal with chemical exposure or grease near kitchens or labs?

In those cases, PVC roofing systems are worth considering. PVC is highly resistant to chemical damage, and it’s a solid choice for areas with roof-mounted labs, foodservice, or high-pollution zones.

How Can Schools and Universities Make Roofing Work With Their Budget?

We’ve worked with dozens of school districts, universities, and public facilities, and we know that budget planning is one of the biggest challenges. That’s why our approach is always solution-first, not sales-first.

Here are a few ways to make the most of your roofing investment:

  • Start with a full roof inspection: Know what you’re dealing with before making any decisions.

  • Explore restoration when appropriate: In some cases, spot repairs or limited coatings (not full systems) can buy you time.

  • Consider Max Life Roof Care: Our preventive maintenance program extends your roof lifespan, catches problems early, and reduces emergency costs.

  • Think long term: A slightly higher upfront cost for a better system could save tens of thousands over 20–30 years.

What’s the Process for Choosing the Right Roofing System?

We begin with a no-obligation inspection to assess your existing roof. Then we provide clear, tailored options—whether that’s a full replacement, strategic repair, or hybrid solution.

We don’t push one product or system. We design the best possible roofing system for your specific building, performance needs, and budget goals. That’s why facility managers, superintendents, and campus planners trust Weather Shield Roofing Systems to get it right the first time.

If you’re evaluating the best roofing systems for schools and universities, we’re here to help you make an informed decision. We’ll walk you through your options and help design a cost-effective, long-lasting solution tailored to your needs.
