Why is TPO Roofing Popular for Schools and Universities?

TPO stands for thermoplastic polyolefin. It is a single-ply roofing membrane commonly used on large, low-slope commercial buildings. 

One of TPO’s biggest advantages is its balance of cost and performance. Its seams are joined with hot air, creating a welded connection between sheets. Thermoplastic membranes such as TPO and PVC can be heat-welded, although the materials have different physical and chemical properties. 

White TPO is also considered a reflective or “cool” roofing material. A reflective roof absorbs less solar heat, which can reduce heat transfer into the building and lower cooling demand. Actual savings depend on the climate, insulation, HVAC system, roof exposure, and utility rates.

What are the Drawbacks of TPO on a School Roof?

TPO is durable, but a single-ply membrane is not a force field. 

Tools, dropped equipment, sharp debris, hail, and repeated foot traffic can damage the membrane. Schools with rooftop HVAC units may have several mechanical contractors walking the roof throughout the year. 

A protective cover board beneath the membrane and walkway pads around frequently serviced equipment can help reduce damage. Commercial cover boards are specifically designed to add protection from foot traffic, moisture, and weather. 

Installation quality also matters. Poorly welded seams, weak flashing details, and careless work around penetrations can turn a good roofing product into a bad roof. 

When is PVC Roofing Better for an Educational Building?

PVC stands for polyvinyl chloride. Like TPO, it is a thermoplastic membrane with heat-welded seams. 

PVC is often considered when a roof may be exposed to grease, oil, animal fats, harsh exhaust, or certain chemicals. Manufacturers commonly recommend PVC for buildings with food service, chemical processing, and other demanding rooftop conditions. 

That can make PVC a strong option above:

It can also be a very expensive way to paint over a problem.

A shiny white coating can make a roof look ready for picture day. It still cannot dry wet insulation or repair a deteriorated deck underneath. 

If testing finds widespread moisture, major attachment problems, failing flashings, or damaged decking, replacement may provide better long-term value. 

What Matters More Than Roofing Material?

Schools should compare complete roof assemblies, not just membrane names and thicknesses. 

Important details include: 

Insulation and Drainage 

The insulation package affects energy performance and project cost. Tapered insulation may also be needed to move water toward drains and reduce ponding. 

Cover Board and Walkway Protection 

A cover board provides a stronger surface beneath the membrane. Walkway pads can protect traffic areas around rooftop equipment. 

Wind-Uplift Design 

The attachment method must account for the building’s height, location, roof perimeter, corners, deck type, and expected wind conditions. 

Flashings and Penetrations 

Leaks frequently develop around drains, curbs, walls, pipes, rooftop units, and other details. These areas deserve as much attention as the main roof surface. 

Warranty Coverage 

A material warranty is not necessarily the same as a complete system warranty. Some system warranties may cover additional components, such as insulation and accessories. Review what is covered, who provides the coverage, maintenance requirements, exclusions, and who pays for labor. 

The thickest membrane paired with poor drainage and weak details is not a premium roof. It is an expensive membrane waiting for trouble.
