Why do people invest in preventive maintenance for HVAC equipment?

Ask most building owners and managers why they maintain their rooftop mechanical equipment, and the answers are pretty consistent:

  • It works hard 24/7, exposed to the elements. 
  • Preventive maintenance saves money by catching problems early. 

Most HVAC systems get serviced at least quarterly. Technicians check belts, filters, lubrication, and look for any signs of wear or damage. The reason is simple: an HVAC breakdown can lead to tenant complaints, lost revenue, emergency repair costs, or worse. 

Why don’t people think the same way about their roof?
