What This 4 Year Old Commercial Roof is Trying to Tell You
When people hear the word “roof inspection,” they often picture someone climbing up a ladder, taking a quick look around, and saying, “Yep, there’s still a roof.”
That kind of inspection might check a box, but it doesn’t tell you much about the condition of your commercial roofing system.

We’ve been helping businesses protect their commercial roofs for more than 45 years, and one thing I’ve learned is that roofs leave clues. My job isn’t just to see if a roof exists. It’s to figure out what it’s trying to tell us before small issues become expensive roof repairs.
Recently, I walked onto a commercial roof that was only about four years old. Within the first fifty feet, I had already found several things worth paying attention to.
None of them were emergencies. But every one of them was telling part of the story.
Small Roofing Problems Add Up Faster Than You Think
One of the first things I noticed was an opening around a roof drain.
Roof drains are some of the hardest working parts of a commercial roofing system. Every time it rains, they help move water off the roof. If the membrane around the drain starts separating or developing gaps, water has a place to begin working its way underneath the roofing system.
It may not leak today.
It may not leak next month.
But water has a way of finding every opportunity you accidentally leave it.
Finding these issues during a roof inspection allows them to be repaired while they’re still simple and inexpensive.
Caulk Is Not a Long-Term Roofing Strategy
A few feet away, I found a corner that had been repaired with caulk.
Around here, we joke about it because we’ve seen it so many times.
Roofing rule number one: if the repair is simply “add more caulk,” somebody probably ran out of better ideas.
Now, don’t get me wrong. Caulk absolutely has a place in commercial roofing. The problem is when it’s being used as the only solution instead of fixing the actual issue.
Caulk eventually dries out.
It shrinks.
It cracks.
When that happens, the original problem comes right back, often with additional roof damage hiding underneath.
A proper commercial roof repair addresses the cause, not just the symptom.
Heat Welds Tell Their Own Story
As I continued walking the roof, another detail stood out.
One corner had clearly been overheated during installation.
In the roofing world, we use heat welding to bond roofing membranes together. When it’s done correctly, you get a strong, watertight seam designed to last for years.
When someone gets a little too excited with the heat welder, you can actually damage the membrane.
It’s one of those things that may never be noticed during a quick inspection, but a trained eye sees it immediately.
These are the details that matter because workmanship often determines how long a commercial roof reaches its expected roof lifespan.
Even Roof Edge Tape Can Give You Clues
Another thing I spotted was edge tape that was already beginning to fail.
Remember, this roof was only four years old.
That’s pretty early for components like that to start showing signs of age.
I joked that somebody needs to explain to the tape that roofs are supposed to be a long-term commitment.
Humor aside, it’s another indicator that something deserves a closer look.
No single issue automatically means your commercial roof is failing.
But several small issues together can paint a picture of how the roof was installed, how it’s aging, and where future roof leaks may begin.
The Goal Is Not to Sell You a New Roof
One of the biggest misconceptions about commercial roof inspections is that contractors are looking for reasons to recommend roof replacement.
That’s not how we approach it.
Most of the time, we’re looking for ways to help property owners get more life from the roof they already have.
If a simple repair, preventive roof maintenance, or regular roof inspection can extend your roof’s lifespan by several years, that’s usually the smarter investment.
Replacing a commercial roof is expensive.
Protecting the one you already have is often far more cost effective.
