One of the most common things I find during a forensic roof analyst inspection is a patch that looks perfectly acceptable from a distance.
The sealant still has color, and the membrane appears intact.
Nothing looks loose or damaged.
But once I inspect the repair closely, the story changes.
The edges may be lifting.
Materials may not have bonded properly.
Moisture may already be working its way underneath the repair.
Sometimes the patch fixed yesterday’s leak but is already setting the stage for tomorrow’s.
A repair isn’t successful because it looks clean.
It’s successful because it’s still protecting the roofing system years after it was installed.
That’s something only an experienced commercial roofing contractor knows how to evaluate.
Small Roofing Problems Never Stay Small
Commercial roofs rarely fail overnight.
Instead, they send warning signs long before a leak reaches the ceiling.
A seam begins separating.
Flashing starts pulling away.
Patches slowly lose adhesion.
Water begins entering in tiny amounts that nobody notices.
Eventually, insulation becomes saturated.
The moisture spreads farther than anyone realizes.
Energy costs increase.
Repairs become larger.
Before long, what could have been a simple maintenance item becomes an expensive restoration project.
I like to describe roofs this way.
This roof wasn’t failing.
It was simply sending a few strongly worded emails.
Enough to start a conversation.
Not enough to ruin someone’s day.
Yet.

- Why was this repair made?
- Is it still performing?
- Has the surrounding roof changed since it was installed?
- Is moisture beginning to affect nearby materials?
