Before the Inspection: How We Prepare
Before anyone sets foot on your property, there’s work happening behind the scenes.
Once your salesperson schedules the estimate, our estimating team reviews the opportunity and checks that we have the information needed to be successful. That includes:
- Property address and contact details
- Preferred communication method (email, call, or text)
- Roof access type (hatch, walkout, ladder access, etc.)
- Building height and safety considerations
- Why we’re there — repair, maintenance, Max Life Roof Care®, or reroof
We don’t just show up and “figure it out.” Our goal is to arrive prepared, confident, and respectful of your time and property.
If we’re missing information, we dig. We use technology to estimate building height, flag ladder needs, and note potential access challenges ahead of time.

How We Communicate With You (And Why It Matters)
One thing that surprises people is how much thought goes into communication.

We note that ahead of time and meet you where you’re comfortable. That’s part of creating an effortless customer experience — not forcing you into our process, but adapting ours to you.
Before the visit, you’ll typically receive a confirmation letting you know:
- Who is coming
- When they’ll arrive

If the site is vacant, we still notify you before and after. If staff are on-site, we check in when we arrive and check out when we leave.

Do I Need to Walk the Roof With You?
Usually, no.
Most commercial roof inspections are done independently so the estimator can follow a very specific, methodical process without interruption. That said, some facility managers or properties require an escort — and we respect that.
If you do walk the roof with us, we’ll usually set a simple ground rule upfront:
“I have a particular process I need to follow so I don’t miss anything. Feel free to walk along, but I may need to pause or move ahead at times.”
That’s not us being difficult. It’s us making sure nothing gets overlooked.
What Happens During the Commercial Roof Inspection?
The length and depth of the inspection depends on why we’re there.
For Repairs
If you’re dealing with a leak or damage, the inspection may be focused and relatively quick — identifying problem areas, documenting conditions, and determining whether a repair is feasible.
For Maintenance or Max Life Roof Care®
We’re looking at overall roof condition, seams, penetrations, drainage, and wear patterns to determine whether proactive maintenance can extend the roof’s lifespan.
For Re-Roof Evaluations
This is the most involved inspection.
In some cases, we’ll perform a nuclear moisture scan to identify trapped moisture beneath the roof system. That process takes time — roughly 10 seconds per 10-foot section — plus additional testing to confirm results.
We don’t do this on every roof. We use it when it matters.
Safety Is Always Part of the Process
Having someone on your roof is a liability concern, and we take that seriously.
That’s why we:
- Follow strict safety protocols
- Use appropriate access equipment
- Communicate clearly when we arrive and when we’re done
When the inspection is complete, we always check out with the on-site contact or notify you that the visit is finished.

After the Inspection: What Happens Next?
Once we’re done on site, the estimating work continues back at the office.
That includes:
- Reviewing inspection data
- Evaluating repair vs. replacement options
- Pricing materials, labor, and scope accurately
- Building a clear, honest proposal

“You should hear from your salesperson within about a week.”
